One Particular Beach House | Pet-Friendly Blue Mountain Beach Home with Gulf Views
Bring family, friends, and four-legged companions together at One Particular Beach House, a pet-friendly, multi-level home in Blue Mountain Beach along Scenic Highway 30A. With five sleeping rooms, three bathrooms, and accommodations for up to 12 guests, the home offers plenty of room to spread out, along with multiple private balconies across all three levels that make it easy to step outside and enjoy the coastal surroundings.
One of the highlights of 162 Emerald Dune is its outdoor space. Enjoy Gulf views from the second and third floors, sip your morning coffee from a private bedroom balcony, or wind down outside after a day at the beach. When you're ready for the sand, Gulfview Heights Beach Access is approximately 1.4 miles from the home, giving you convenient public access to the sugar-white sands and Gulf waters.
Your Space
The first floor includes the primary bedroom with a king bed, ensuite bathroom with a walk-in shower, and its own private balcony for a little extra outdoor space. Two additional guest bedrooms on this level each feature a queen bed and share a bathroom, with direct access to another balcony.
The second floor serves as the home's main gathering space, featuring an open living area and dining table with seating for six. The fully equipped kitchen features granite countertops and includes a Keurig, standard coffee maker, kettle, blender, microwave, refrigerator, and an eat-in counter with three bar stools. Also on this floor is a king guest bedroom with an ensuite bathroom with a tub/shower combination and a private balcony, where you can step outside and enjoy the coastal air and Gulf views. The laundry room is also conveniently located on this level.
Head up to the third-floor crew's nest, where a queen-over-queen bunk bed provides additional sleeping space. This top-floor retreat opens to its own private balcony overlooking the Gulf, making it a great spot to start the morning, catch an afternoon breeze, or enjoy the view at the end of the day.

The neighborhood is centered around a community pool and BBQ area with grills, giving you an easy option for pool days and casual cookouts close to home. Blue Mountain Beach is also made for getting out and exploring. Take a bike ride along the 30A path, grab tacos at Redfish Taco, start the morning with something fresh from Blue Mountain Bakery or Black Bear Bread Co., or head toward Gulf Place for shopping, dining, and local events.
You're also within easy reach of some of South Walton's favorite gathering spots. Spend an afternoon in nearby Grayton Beach and stop by The Red Bar, Chiringo, or AJ's at Grayton Beach, or head toward Gulf Place for Shunk Gulley, Pizza by the Sea, and Cowgirl Kitchen. After exploring 30A, return home and settle onto one of the balconies for an easy end to the day.

A Benchmark initial starter kit of amenities are provided for all guests. For the kitchen this includes: 1 roll of paper towels, 1 dish sponge, 1 dish soap, 2 dishwasher pods, and 1 liner for each trashcan. For each bathroom it includes: 1 roll of toilet paper, 1 set of soap/body wash/shampoo/conditioner/lotion. For towels you will receive: 1 body towel/1 washcloth per guest and 2 hand towels per bathroom, plus 2 washing machine pods.
